The building’s design creates an exceptional experience for building users. The integration of all smart systems allows for data input attainment of energy generation, overall system consumption, the building’s environmental conditions, and user behaviour. Based on this information, the data will support the energy-focused building management system, provide reports for facilities management on individual users’ energy profiles, and providing broadcast service.
Al-Sheraa is being built in the heart of the Cultural Village at Al Jadaf. It has a built-up area of approximately 200,000 square metres.
The building will be connected by a bridge to Al Jadaf Metro Station, to encourage the use of public transport and reduce traffic congestion, to help reduce carbon footprint.
The new Al Sheraa DEWA Headquarters is a futuristic development in its design, sustainability features, occupant comfort and well-being, and integration of state-of-the-art technologies for office environments.

Contour Crafting could ‘print’ less expensive houses in a single day
Behrokh Khoshnevis wants to transform the world one building at a time. Khoshnevis has spent 20 years making a Contour Crafting, a 3-D printing technology for building construction, a reality. The current machine has built 8-foot high walls and can “print” a 300-square-foot structure.
Contour Crafting could reduce the amount of construction waste in a typical Wal-Mart from 500 tons to 50 tons. Compared with concrete masonry unit construction, the process used extensively for industry buildings, freeway sound barrier walls and low income housing, Contour Crafting cuts carbon dioxide emissions by 58 percent, with the building’s total embodied energy reduced by more than 87 percent.
The current machine breaks into three parts, plus assorted rails, pump systems and mixers, making it easy to transport the whole system to building sites and into disaster areas. In less than an hour, the Contour Crafting machine can be assembled and working. Right now, the technical holdup is building real buildings for test to go through the expensive and tedious regulatory certification process.
Building a traditional house in the United States takes from six to nine months, and purchasing the same can be cost-prohibitive for those with lower incomes. But with Contour Crafting, a complete, custom-designed house can be built in one day at a fraction of the cost.
Much of the cost savings will come from shaving off labor and time, as the machine needs only three operators to build 300 square feet in one hour. But the 3-D printing technique also cuts out an exorbitant amount of waste. Building a typical single-family home tosses from three to seven tons of material into a landfill. Contour Crafting, according to Khoshnevis calculations, could reduce that waste stream by a factor of 10.

The new-build of the headquarters building for the Dubai Electricity & Water Authority (DEWA), extending over 20 storeys plus four parking levels and a gross surface area of 194,000 m² is certified as a Net Zero Energy Building and is planned to achieve ‘LEED Platinum’ and ‘WELL Silver’. The power for the building will be generated by what at present is the world’s largest photovoltaic sail to be integrated into a building, generating 4.2 MWp of electrical power. For that reason, this structure has been named ‘Al Sheraa’ (‘The Sail’).
This administration building has been designed for a maximum of 5,000 employees and includes 15 floors of open-plan office space with integrated office cells for management staff as well as meeting areas, leisure and work zones. In addition, three floors are designated for public use, covering a huge range of different functions.
OBERMEYER planned the entire building using the BIM method across all disciplines: Architecture, structural planning, technical building equipment including building automation and Smart Building Technology, interior design, energy & environmental technology and construction physics.
All trades were coordinated right from the planning stage to avoid overlaps then simulations were run continuously to monitor energy-related targets, ensuring that a Digital Twin existed right from the start of construction work. Design decisions were discussed and agreed using a virtual walk-around of the Digital Twin with VR goggles, and office organisation planning as well as traffic flows and people movements within the building were coordinated using the model.
